Do You Have to Be A Student?

Yes. All applicants must provide proof of active enrollment at a university or community college, whether in-person or online. If you’re enrolled in an in-person program, the school must be within a 100-mile radius. Students in online-only programs are exempt from the distance requirement.

Acceptable documentation includes a student ID, enrollment verification letter, class schedule, or transcript.

Applicants awaiting acceptance may submit proof of their application along with a letter from the school confirming their admission decision is pending and providing an expected update date.

Renewals: Residents will also be asked to provide updated proof of enrollment when renewing their lease. You can submit your renewal documentation here: Submit Proof of Student Status.


CAN I FILL OUT AN APPLICATION AND LEASE ONLINE?

Absolutely! You can apply and sign your lease online by clicking Apply at the top of the page. Apply online for efficiency, convenience, and the good of the environment.


How Do I Get Approved to Be a Resident and Reserve My Spot?

We keep the application process simple and stress-free — especially for students and parents going through it for the first time.

Every applicant provides proof of student enrollment and applies with a guarantor (typically a parent, guardian, or family member) who helps meet income and credit requirements. Applicants over 25 may qualify on their own without a guarantor.

You’ll start by submitting an online application with a few basics:

  • Proof of student status (such as a student ID, class schedule, or enrollment verification)

  • Government-issued photo ID

  • Guarantor information (if you’re under 25 and not self-qualifying: name, email, phone number, and date of birth)

  • Screening fee (due with your application)

After you submit your part, your guarantor automatically receives an invitation to complete their portion online. They’ll be asked for:

  • Government-issued photo ID

  • Optional proof of income (not required at the start but may be requested later)

  • Screening fee (due when they complete their application)

If needed, multiple guarantors may be permitted to help meet qualification requirements.

From there, we handle the rest. Every application goes through a standard credit and background screening. To qualify, a minimum credit score of 550 is required for guarantors and self-qualifying applicants. In many cases, a score of 750 or higher may be approved without an additional deposit.

Once everything is submitted, our team will reach out with results or any requests for additional information. If everything looks good and you’re approved, you’ll be ready to move forward with your lease agreement.

Remember that completing an application does not hold or reserve a space — only a signed lease officially secures your spot.

HOW ARE THE LEASES SET UP?

Each resident signs a separate, individual lease agreement. They are responsible for only their monthly rental payment and lease terms. They will not be held liable for their roommates’ lease obligations.


WHAT FURNITURE IS PROVIDED?

Each unit is fully furnished with a sofa, lounge chair, coffee table, end table, and entertainment center in the living room and barstools in the kitchen/dining area. Every bedroom comes with a full size bed with two dressers, a nightstand, a desk and chair.


DO YOU ALLOW PETS?

We are pet friendly, but the size and weight of your pet must be approved and registered by the General Manager.


RENT & BILLING

When is rent due?

Rent is due on the 1st of every month.


Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property or on the resident portal.


WHAT ARE THE RENTAL PAYMENT OPTIONS?

We only accept online payments through E-Check or Credit Card payments on our Resident Portal. We are unable to accept manual or cash payments unfortunately. If you click on the "Pay Your Rent" shortcut link under "Residents", you can easily make payments on a monthly basis, or if you wish, you can set up recurring payments. Setting up an account also allows you to track your payment history. "Pay Your Rent" gives you control of timely payments and helps avoid late charges.


WHAT DOES THE MONTHLY RATE INCLUDE?

The monthly rent includes ALL utilities, furniture and parking! Utilities include: high speed internet, cable TV, electricity with “Green Caps”, water, sewer and trash.


How is the electricity bill split between roommates?

Electric bills are delivered to our office. We divide the total among the number of residents in that unit. We post them to your online account towards the end of each month, and should be paid along with your rent for the next month. In addition to the electric usage charges, there is a monthly billing fee of $3.75 per resident per month. ROOMMATE MATCHING & REQUESTS

HOW ARE ROOMMATES ASSIGNED?

Residents may choose their own roommate or we can match them with a compatible roommate with information from their Resident Profile Questionnaire.


Can I request specific roommates?

Yes, you can list the roommates you have chosen on your Resident Profile Questionnaire when completing your application. It is important that all roommates list each other and that all requests are mutual.


Do you have a roommate matching service?

Yes, you will be given a Resident Profile Questionnaire when completing your application that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.


Am I allowed to request a specific unit?

You can list your preferences on your Resident Profile Questionnaire and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your application was received.


CAN I MOVE-IN EARLY?

We understand that certain circumstances or events may require that some of our future residents will need to move-in early. Our management team is happy to try to accommodate this! Simply contact us and we will be in touch with you shortly.


What is the renters insurance requirement?

All residents are required to maintain personal liability insurance with a minimum of $100,000 in coverage during their lease. You have two options to meet this requirement:

OPTION #1: Enroll in Our Master Policy

  • $18 per month, added to your account

  • Includes $100,000 in liability coverage and $5,000 in personal property coverage

  • Simple enrollment — we can handle it now or on your Move-In day

  • To enroll, contact our office by phone or email

OPTION #2: Provide Proof of Insurance

  • You may purchase your own renters insurance policy through a third party. Proof of insurance must be submitted prior to Move-In by uploading your declarations page to the Resident Portal (under the insurance section).

  • Your policy must include:

    • Insurance Carrier Name

    • Policy Number

    • Effective Dates (start and end dates of coverage)

    • Named Insured: Must match the Resident’s full legal name on the lease

    • Insured Location: Must reflect your full apartment address:

      • Building 1:

  • Important:

    • Verification of third-party policies takes 24–48 hours — submit early to avoid delays

    • If proof of insurance is not provided, you will be automatically enrolled in the Master Policy and charged accordingly
