MOVE-IN Q+A

What needs to be done before I show up for Move-In?

Your Move-In checklist needs to be completed before you are able to pick up keys. You will need to log into your resident portal and complete the following:

  • Confirm your contact info

  • Add vehicle information (if you are bringing a vehicle)

  • Add pet/animal information (if you are bringing a pet/animal)

  • Pay your Balance

  • Ensure all documents have been signed

  • Confirm your renters insurance choice

What do I need to bring with me to pick up keys?

A photo ID and a completed Move-In checklist!

What time can I move-in?

Residents will be sent their specific time slot closer to Move-In day. Move-In times are assigned and staggered to help keep parking & elevators available for residents to use. These time slots range from 9AM to 3PM.

Am I able to pick up keys at a later date/time?

Yes! Your Move-In day is the earliest day you can pick up keys. However, you can pick up keys at any point during the term of your lease.

Can a friend/roommate/family member pick up my keys for me?

No. Only the primary resident can pick up keys. Please be sure to bring a valid photo ID.

Am I able to choose my bedroom on move-in day?

No, bedrooms have been assigned to individual residents. In your placement notification you should see the letter A, B, C, or D next to the apartment number. This correlates to a specific bedroom assignment.

What do you recommend residents bring or purchase for their apartment?

  • Kitchen Essentials - Pots, pans, baking sheets, measuring cups, cutting board, etc.

  • Bathroom Essentials - Shower curtain, bathmat, hand soap, toilet paper, towels, etc.

  • Bedroom Essentials - Bed sheets, hangers for clothes, decor, etc.

  • TIP: Reach out to your roommates to see what they are bringing/already have.

What is the renters insurance requirement?

All residents are required to maintain personal liability insurance with a minimum of $100,000 in coverage during their lease. You have two options to meet this requirement:

OPTION #1: Enroll in Our Master Policy

  • $18 per month, added to your account

  • Includes $100,000 in liability coverage and $5,000 in personal property coverage

  • Simple enrollment — we can handle it now or on your Move-In day

  • To enroll, contact our office by phone or email

OPTION #2: Provide Proof of Insurance

  • You may purchase your own renters insurance policy through a third party. Proof of insurance must be submitted prior to Move-In by uploading your declarations page to the Resident Portal (under the insurance section).

  • Your policy must include:

    • Insurance Carrier Name

    • Policy Number

    • Effective Dates (start and end dates of coverage)

    • Named Insured: Must match the Resident’s full legal name on the lease

    • Insured Location: Must reflect your full apartment address:

      • Building 1:

        • 914 W Watauga Ave, Apt ####, Johnson City, TN 37604

      • Building 2:

        • 910 W Watauga Ave, Apt ####, Johnson City, TN 37604

      • Building 3:

        • 906 W Watauga Ave, Apt ####, Johnson City, TN 37604

      • Please be sure that the insured address is not the clubhouse address.

    • Additional Interest: Must list the property as:

      • University Edge Apartments

        PO Box 477

        Lehi, UT 84043

    • Coverage minimum of $100,000 in liability

  • Important:

    • Verification of third-party policies takes 24–48 hours — submit early to avoid delays

    • If proof of insurance is not provided, you will be automatically enrolled in the Master Policy and charged accordingly

What is included in my furniture package?

Sofa, side chair, coffee table, end table, TV console, and bar stools in the living room and common area. Every bedroom comes with a full size mattress, bed frame, dresser, nightstand, desk, desk chair, and blinds.

What size is the bed? What size sheets do I need?

You will have a full size bed/mattress. Residents typically purchase either full or queen size bedding depending on their preference.

What size rug would fit in my bedroom?

This is personal preference! Many residents opt for either an 8x10 or 5x7 in their bedroom. We recommend checking out your space first!

What size curtains should I get?

Before you purchase or hang curtains, please remember that you will be responsible for any wall repairs related to attaching a curtain rod to the wall. Many residents opt for tension rods instead of standard rods to avoid having to patch the walls upon move-out. Our ceilings are 8 feet/96 inches.

Do I need to grab a cable box?

A Charter Spectrum cable box is already set up in your common area. If you would like your own cable box in your bedroom, you may pick one up at the local spectrum store free of charge. Just don’t forget to return it when you move-out.
